Buying or selling here starts with picking an office, and they are not interchangeable. Every one is licensed under a single broker of record, and that is the name to ask for when you call. The differences past the deal are real: eight of these firms also manage rental property for owners, six rent to visitors by the week or the month, and nine broker commercial space. Pick by what you need done, not by whose sign is nearest.

Before you call
Call the office that listed a house and you get help with that house. Who works for you across every house is a separate decision. Make it first.
Every office here runs under a broker of record, the licensee the state holds responsible for it. At a firm with several agents that is not the person who will show you houses. Ask who will.
All of these offices buy and sell. Fewer manage a property you own, rent furnished places by the week or the month, or handle commercial space. Ask on the first call.
Addresses can mislead. A Fernandina Beach address can be several miles inland, and ten of these offices have no storefront. Ask where the broker wants to meet.

- What real estate companies are on Amelia Island?
- Downtown, Century 21 Miller and Coldwell Banker The Amelia Group sit on Centre Street with Remi Realty and Jasinsky and Associates. On the beach side, Watson Realty, ERA Fernandina Beach Realty and Christie's International are along South Fletcher; Keller Williams, Dunlop and Mock Properties are down First Coast Highway; One Sotheby's International Realty, EXIT 1 Stop Realty and Florida Homes are up at Gateway. The rest are single-broker firms and small offices.
- Does the agent I call represent me?
- Not in the way most people assume, and it is worth knowing before the first call rather than at the closing table. Florida law presumes every licensee is working as a transaction broker unless a single agent or no brokerage relationship is put in writing. A transaction broker gives both sides a limited form of representation: deal honestly and fairly, account for the money, use skill and care, disclose known facts that materially affect a residential property's value and are not readily observable, and keep limited confidentiality about what each side would accept. What it is not is a fiduciary working only for you. If you want single agency, that is the conversation to have at the start, in writing. This is the statewide rule and it applies to every office on this page.
- Are these real estate agents or real estate companies?
- Companies, not individual agents. Call the one nearest what you are looking at, or the one somebody recommended, and say who you were told to ask for.
- Which of these are on the island and which are on the mainland?
- Forty-seven are on the island and six are across the Amelia River. Powell Real Estate and Iron Valley write Yulee, Pristine Properties writes Callahan, and The Stanley Realty Group gives Yulee and no street, so four of the six tell you outright. The other two write Fernandina Beach and are out at Flora Parke and on Piney Island Drive, both a bridge crossing from the beach.
- Why do some of these companies have no street address?
- Ten of them do. Each is still licensed under a broker, the same as the storefronts on Centre Street. What is missing is a front door, not a credential.
- Which of these are part of a national brand?
- Nine run under a national brand: Century 21 and Coldwell Banker on Centre Street, ERA and Christie's on South Fletcher, Berkshire Hathaway on Magnolia Lane, Keller Williams on First Coast Highway, Sotheby's and EXIT up at Gateway, and Iron Valley out at Wildlight. RE/MAX First Coast on Sadler Road carries its flag in the name. Five more run with a bigger firm and say which: Watson Realty and Florida Homes are branches of Jacksonville companies, Island Side Realty is the Florida side of a St. Marys firm, and Remi Realty and Summer House Realty keep further offices of their own, in Callahan and Jacksonville and in Augusta, Georgia.
- Who does property management on Amelia Island?
- Eight of these offices say so themselves: Amelia Coastal Realty, Amelia Best, Century 21 Miller, Coldwell Banker The Amelia Group, ERA Fernandina Beach, Heritage Realty, Mountjoy Property Group and Palm III. The work runs from tenant screening and rent collection to owner reporting, and several pair it with vacation-rental programs. Separately, Watson Realty and Coldwell Banker run relocation services for a move from out of state.

- Nine work commercial deals. Amelia Coastal Realty specializes in commercial leasing and sales and manages commercial property besides; Berkshire Hathaway Heymann Williams runs a separate commercial company for owners and investors, landlords and tenants; The Edwards Company keeps its own commercial listings. Cabana Lane, Coldwell Banker, Heritage Realty, Remi Realty, Solt Properties and Watson Realty state commercial work among their services.
- Does anyone specialize in new construction?
- Two firms put building work itself in the shop window: The Massey Real Estate Group works new home projects alongside builders, and Cabana Lane offers custom home design and build. Any office can sell you a newly built house; these two state the building side in their own words.
